Residential development brings in its wake the need for land for non-residential <br /> purposes such as shopping, schools, churches, fire stations and other similar <br /> associated uses. Orange County, outside the Urban areas, needs a smaller <br /> amount of land for these associated uses because of the lower density residential <br /> development. A multiplier of 1 .05 was applied to the residential acreage to <br /> derive the land needs for these associated uses. Thus, the total acreage required <br /> is: <br /> Total <br /> Year 1980-1990 1990-2000 1980-2000 <br /> Total Acres 711 867 1578 <br /> Since industrial development usually has little or no market relationship to <br /> local residential development, it has not been calculated as a part of the <br /> Township needs. Instead, industrial land needs have been computed for the <br /> County as a whole and are included in the County-wide Summary. <br /> Allocation of Growth <br /> The Task is to geographically allocate the anticipated growth to various <br /> parts of the Township. The amount of land actually allocated will be two to <br /> three times the calculated need, to allow for variations in land availability <br /> and to allow for market choice. The following allocation juidelines were derived <br /> from the Township and County policies and were used in determining the location <br /> of new growth in Cheeks Township: <br /> 1) Medium and higher intensity commercial and industrial development that <br /> would most appropriately be served by a centralized water and sewer system <br /> should be located within Mebane's 10 and 20 year Transition Area in proximity <br /> to the activity nodes designated. <br /> 2) Lower and medium intensity commercial , industrial and residential <br />
