Land in Little River Township has been classified into Land Use Plan <br /> categories according to public policy as expressed in the Orange County Land <br /> Use Goals and draft Policies, its proximity to urban areas and sewer and water <br /> services and a set of locational criteria which define the environmental con- <br /> text. Accordingly, Little River Township has been classified into the following <br /> Land Use Plan categories: Agricultural-Residential , Environmentally Sensitive, <br /> Rural Community Nodes, Rural Industrial Activity Nodes and Rural Commercial <br /> Activity Nodes. <br /> The majority of the Township is classified as Agricultural-Residential . <br /> This designation recognizes the fact that Little River Township is rural and <br /> agriculturally oriented. The Environmentally, Sensitive, areas in the Township <br /> are the flood hazard areas along major streams. <br /> In addition to classifying these areas of land, the County's land use <br /> planning strategy has been to identify and evaluate a number of potential <br /> Activity Nodes in the Township. These activity nodes are generally focused on <br /> major intersections and represent a point rather than an area concept. A total <br /> of six Activity Nodes have been designated on the Plan for Little River Township. <br /> Location; NC 57 and NC 157 (Guess Road) <br /> Plan Category: Rural Community (LR-1) <br /> Analysis and Evaluation: This node is located at the intersection of two <br /> arterial highways. A multi-use community with a recognized social identity <br /> exists in the area of this node. Several commercial uses, a church, a fire <br /> station and several residences comprise this rural community. No material <br /> environmental constraints hinder development of a rural community node in <br /> this area. The lack of public water and sewer over the 20-year plan horizon <br /> will determine in part the degree of commercial and institutional activity in <br /> this area. <br />
