The residential acreage re.uired was calculated using an average subdivided <br /> lot size of 2.13 acres: <br /> Total <br /> 1980-1990 1990-2000 1980-2000 <br /> 993 acres • 1598 acres 2591 acres <br /> Residential development brings with it the need for land for related uses such <br /> as shopping, schools, recreation facilities, churches, etc. A multiplier of <br /> 1 .05 was applied to residential acreage to derive the additional acreage <br /> needed for these uses. The Total Additional Acres needed in the Township are: <br /> 1980-1990 1990-2000 1980-2000 <br /> 1043 1678 2721 <br /> Since industrial development usually has little or no market relationship to <br /> local residential development, it has not been calculated as a part of the <br /> township needs. Instead, industrial land needs were computed for the entire <br /> County and are included in the Countywide Summary. <br /> Organizing Concepts for the Little River Township Plan <br /> The land use plan for Little River Township is organized around the <br /> following concepts: <br /> 1) Agricultural operations in the Township should be protected <br /> against disruption due to non-farm development, <br /> 2) The rural , low-density residential character of the Township <br /> should be maintained. <br /> 3) The Caldwell and Schley areas have the characteristics of a <br /> community within the Township and this character should be <br /> enhanced. <br /> 4) There is a need to provide for some commercial and industrial <br /> locations especially far agricultural support services. <br />
