FRAMEWORK AND APPLICATION <br /> The following township policy statements represent the organizing concepts <br /> around which the land use plan for Cedar Grove township has been constructed : <br /> 1 ) Cedar Grove Township will retain its agricultural and low-density <br /> residential character <br /> 2) The integrity of the small crossroads communities of Carr and The <br /> Village will be maintained <br /> 3) Low-density commercial uses should be encouraged to exist in order <br /> to serve township needs <br /> 4) The Eno watershed in Cedar Grove Township will be protected from <br /> adverse development <br /> The land use plan for Cedar Grove township reflects these organizing <br /> concepts. The majority of the township is designated as Aoricultural-Resi- <br /> deptial . In the future, the predominant land use activities will remain related <br /> to the land. The Eno River drains the central portion of the township and <br /> supplies water to people in central Orange County. It is designated as <br /> Reservoir Protection. <br /> Several major intersections in the township were analyzed to determine thr <br /> suitability as activity nodes. Selection of the designated nodes was a function <br /> of the locational criteria and the needs of the township and County for various <br /> types of land uses. The needs considerations are a result of an effort to <br /> project the level of growth in various sectors of the local economy to determine <br /> the amount of land needed to contain and support this growth, while maintaining <br /> the goals and policies of the plan. <br /> One of the initial and fundamental steps in the land use planning process <br /> is to calculate the amount of land necessary to accomodate projected growth. <br /> Generally, the amount of land space required for residential and commercial <br /> uses is directly related to population size, The need for land for industrial <br />
