rs7 <br /> LOCATION CRITERIA <br /> Applying each of the Land Use Plan Categories involves making de- <br /> cesions about the most appropriate distribution of land uses <br /> throughtout the County. Land in the County was filtered through <br /> a series of criteria designed to evaluate locations for their <br /> suitability to contain the various land uses which would occur in <br /> each plan category. The following locational criteria were de- <br /> , <br /> rived from the County Profile because of their importance in <br /> determining the best locations for new land uses : <br /> Ten and Twenty Year Transition Area <br /> - <br /> Criteria Evaluation <br /> : - <br /> Land Slope No significant slope or topography problem <br /> that would unreasonably increase cost of ex- <br /> tending water and sewer lines. <br /> Hydrology Located outside of 100-Year flood prone areas <br /> as identified by Corps of Engineers. <br /> Flora and Fauna Located away from sites that would, if de- <br /> veloped, create a threat to unique or en- <br /> dangered species as identified by state or <br /> federal government. <br /> Soil Conditions Located in areas where general soil conditions <br /> are suitable for urban uses because of good <br /> drainage characteristics and load bearing <br /> capacity for site development . <br /> Public Service/ <br /> Utilities Located in areas which are or could be reason- <br /> ably and efficiently served by centralized <br /> public services and utilities <br /> Transportation <br /> System Located in areas that have very good access <br /> and are well served by arterals, collecters <br /> and other roads, as well as service by rail <br /> lines .
