The purpose of this approach is <br /> to account for Loth physical environmental factors (natural and manmade) and <br /> ... <br /> for public values regarding the future of Orange County. <br /> F The basic strategy of the County's land use planning process was to <br /> initially identify and evaluate activity nodes in the Township. These <br /> ..___ <br /> activity nodes are generally focused on major intersections and represent <br /> a point rather than area concept, They must also meet the additional loca- <br /> K tional criteria specified previously. The next step in this process was <br /> to inventory and evaluate the balance of the land area in the Township. <br /> ° <br /> The land classification decisions which evolved from this process are <br /> shown in map form (See Chapel Hill Proposed Land Use Map) . <br /> The following is a description of the various activity nodes designated <br /> in Chapel Hill Township: <br /> Location: NC 86 and Weaver Dairy Road (CHT-1 ) <br /> Plan Category: Commercial Transition (10-year) <br /> Analysis and Evaluation: This node is located at the intersection of an <br /> arterial (NC 86) and a collector (Weaver Dairy Road) . Commercial uses and <br /> medium density residential uses presently exist within the area focused on <br /> this node. The Chapel Hill Land Use Plan designates this area as an "activity <br /> center". There are no environmental constraints which would severely limit <br /> commercial or medium density residential development. Sewer lines have been <br /> extended to this area making the development of medium to higher density <br /> more feasible. For these reasons, in addition to the fact that it is <br /> located in the 10-year Transition Area this node is classified Commercial <br /> Transition. <br /> Locational : Homestead Road and NC 86 (CHT-2) <br /> Plan Category: Commercial Transition (l0-year) <br /> , _. <br />
