These needs <br /> considerations are a result of an effort to project the amount of growth in <br /> various sectors of the local economy in order to determine the amount of <br /> p„. <br /> land needed to contain and support this growth. <br /> Land Needs Projection 1980-1982: <br /> A forecast of the land required to accomodate future population growth <br /> must rely upon both a projection of future population and an assumption <br /> about the compactness of settlement. For Chapel Hill Township the stated <br /> policy is to encourage 'infill development of suitable vacant land within <br /> the existing urban areas. If totally successful , the effect of this policy <br /> would be to achieve 100% infill of vacant urban land. Unfortunately, this <br /> level of total infill is very optimistic and not likely to be achieved. <br /> Therefore, the Township Land Use Plan will be based on the assumption that <br /> 75% infill will , in fact, occur for the period 1980-2000. The infill goal , <br /> however, will remain at 100%. In other words, all relevant policies will be <br /> directed toward achieving maximum infill . <br /> Settlement within the Towns? planning jurisdiction is projected to take <br /> place at densities set forth as existing or projected in the Towns ' 1977 Land <br /> Use Plans. Settlement occuring outside of these areas has been projected to <br /> occur at an average density of one dwelling per acre. <br /> Using the 75% infill assumption as a base, the amount of land acreage <br /> needed outside the Town's planning jurisdictions can be calculated: <br /> "Spillover" Development ' <br /> In-fill Scattered Development (from Town's jurisdictions) Total <br /> 75% 1 ,797 acres 2,172 3,969 <br />
