• <br /> PLAN FRAMEWORK AND APPLICATION <br /> k <br /> The following policy statements represent the organizing concepts, around <br /> k which the land use plan for the township is being constructed: <br /> 1 ) The Towns of Chapel Hill and Carrhoro are the major growth <br /> centers in the township. ' Infill ' development of suitable vacant <br /> land in the towns should be encouraged. This development should <br /> take place at:existing or projected densities as set forth in <br /> the Towns' 1977 Land Use Plans. <br /> 2) The more intensive land uses are most appropriately located, first <br /> in the Towns, then inside the Transition area surrounding the Town. <br /> 3) The rural residential and agricultural character of the Township <br /> outside the Towns and Transition area should be maintained. <br /> 4) The existing open space system in Chapel Hill Township, which <br /> includes Duke Forest Lands , the UNC buffer around University Lake , <br /> and existing agricultural and forest land, should be protected <br /> from intrusion by incompatible land uses. <br /> 5) University Lake watersupply watershed is an appropriate area for <br /> very low density residential uses, very low intensity commercial <br /> use and for agriculture land uses. <br /> The infill of existing urbanizing areas is the guiding principle upon <br /> which the Chapel Hill Township Land Use Plan is based. Using this guideline <br /> as the foundation, the framework was expanded to include activity nodes. <br /> In general , these activity nodes are 'focused on major intersections which <br /> are good locations for a specified level of commercial or industrial activity. <br /> Activity levels specified for each node are partially a function of the <br /> several site locational criteria discussed previously.
