1 <br /> Chapel Hill Township's transportation network connects it to the <br /> regional population centers of Durham, Burlington, and Raleigh, as well as <br /> to the Research Triangle Park employment center. The construction of Inter- <br /> state 40 along the proposed corridor will mean that Durham, Raleigh and the <br /> Research Triangle Park will be within much closer commuting distance to Chapel <br /> Hill Township. This increased convenience of access to such centers is likely <br /> to cause new growth pressures in the area of the Township north of Chapel Hill . <br /> Sewer System <br /> Except for some minor areas within the Chapel Hill-Carrboro corporate limits, <br /> much of the southeastern portion of Chapel Hill Township is sewered or has the <br /> potential for sewer. <br /> A trunk line which runs south of Chapel Hill-Carrboro along Smith Level <br /> Road has encouraged and will continue to encourage medium to high-density <br /> development in this area. The commercial complex at the Chatham County line <br /> and the large residential development called Heritage Hills represent evidence <br /> of this trend. <br /> A major sewer trunk line runs northward south of the Horace Williams Airport <br /> toward the Calvander area. This line built on University of North Carolina <br /> property, is expected to fulfill UNC expansion needs in the area. Sewer lines <br /> extending northward of Chapel Hill in toe general vicinity of Weaver Dairy <br /> Road and U. S. 15-501 has generated and in the future can be expected to <br /> generate additional medium to high density development. Timberlyne, Carol Woods <br /> and the Village Companies offices are examples of this type development. <br /> Natural Environmental Constraints <br /> Several areas in Chapel Hill Township contain environmental constraints <br /> which affect the degree to which land can be developed. Floodplains: The <br />
