ORANGE COUNTY LAND USE PLAN <br /> CHAPEL HILL TOWNSHIP COMPONENT <br /> TOWNSHIP PROFILE SUMMARY AND ANALYSIS <br /> The primary factor shaping the urban form in this portion of the county <br /> is the presence of the Chapel Hill-Carrboro urbanizing area. Additional , but <br /> secondary growth pressures are having an effect on the east side from the City <br /> of Durham and to a lesser extent on the south from Chatham County. However, <br /> residential development activity in northern Chatham, adjacent to Orange <br /> County is likely to increase with the completion of B. Everett Jordon Reservoir. <br /> These factors are having a direct impact on the overall physical form of <br /> development in Orange County because of their adjacency to the County. Other <br /> significant influences include the addition of residents employed by new <br /> research and industrial firms locating in Research Triangle Park. Supportive <br /> uses will cause further developmental and environmental impacts to occur in <br /> various parts of the County including the transition areas. <br /> Future sewer extensions from the City of Durham to the area on the east <br /> side of New Hope Creek could encourage development in the eastern sector of <br /> the County. The northern part of Chapel Hill , generally focused on Weaver <br /> Dairy Road is currently being subjected to strong development pressures and <br /> as a result is in the process of urbanization. Most of this area is or will <br /> be served by water and sewer lines thereby increasing the potential for higher <br /> density development. <br />
