Activity Nodes
Several major intersections were analyzed to determine their suitability
as activity nodes. Selection of the designated nodes was a function of the
locational criteria and the needs of the County and the Township for the various
types of land uses. The ends considerations are a result of an effort to
project the level of growth in various sectors of the local economy to determine
the amount of land needed to contain and support this growth, while maintaining
the goals and policies of the Plan.
Location of Activity Nodes
Commercial and Industrial use areas are specified in the Plan as Activity
Nodes. These Nodes attempt to specify the most appropriate locations for
commercial and industrial development in the township based on certain locational
criteria. These criteria include:
- topography
- hydrology
- population density
- energy use
-
existing land use
- historic and cultural characteristics
public services and utilities
- transportation system
- agriculture and forestry
The purpose of the Node concept is to direct commercial and industrial
uses to the most appropriate areas in each township and prevent strip-type
development and general sprawl of these land uses.
