Solid Waste Management Department <br />Potential Waste Operations Site Profile <br />March 6, 2007 <br />This site profile is provided in response to a Board request for staff to conduct a <br />preliminary assessment for this possible transfer station site. <br />Site Profile <br />Location: 5412 US 70 E; approximately 1/a mile east of I-8S; parcel lies between <br />Highway 70 and I-8S <br />Identification: Pin-9893825322 Tmbl-S.2S..68 <br />Owner: Clark, C.W. & Debra <br />Tax Value: $654,435 <br />Zoning: Eno Economic Development. District (EDD); the BOCC has jurisdictional <br />authority as it pertains to permitted uses within the Economic <br />Development District. Current zoning classification maybe interpreted to <br />include a transfer station as a permitted governmental purpose. <br />Access: Highway 70 <br />Size: 19.OS acres <br />Asking Price: $3,800,000 <br />Features: The site has been filled and graded to provide an area for commercial <br />businesses including an asphalt company office, a rental and maintenance <br />facility for motor home rentals, and a storage and staging area for a <br />construction company. The high point (EL S60) is located in the northeast <br />corner of the site. The site has a large depression (about 40-ft deep) <br />located in the north center portion of the site. Surface runoff is directed to <br />this low area. The water flows under I-8S. There is a large soil stockpile <br />located in the northeast corner of the site. <br />Potential Solid Waste Uses: The site would have to be regraded to construct a transfer <br />station. There has to be an elevation difference between <br />the tipping floor and loading floor of 18 - 20 feet to load <br />the transfer trailers. The high area could be used for the <br />transfer station. <br />Positive Attributes: Site is large enough to provide reasonable buffers; excellent access <br />to I-8S, would provide relief for Eubanks Road neighborhoods; <br />willing seller <br />
