000022 <br /> RECOMMENDED CONDITIONS OF APPROVAL PAGE 3 <br /> 22. A 10—foot non—access easement shall be provided along the <br /> rear of the lots adjoining Carolina Loop . This easement <br /> shall lie Labeled so as to prohibit driveway or vehicular <br /> access nto Carolina Loop . <br /> 23. Mercury Lights shall be installed throughout the <br /> development as each phase develops. <br /> 24. The Lift station at the southeast section of the project <br /> ( lift rptation #1 ) shall be of sufficient size to <br /> accommodate any future connections by property owners <br /> along t Mary's Road . <br /> 25. Prior to paving streets, utility service Laterals shall <br /> be stub$ ed out to the front property Lines of each lot. <br /> Sanitary sewer Laterals shall, be capped off above ground. <br /> 26 . ALL utility lines shall be installed to state standards . <br /> 27. ALL utility easements shall be shown on the site plan <br /> incLudiig easements to adjoining property. ALL required <br /> easement documents shall be recorded before final plat <br /> approval. <br /> 28 . The number and Location of fire hydrants shall be <br /> approved prior to the issuance of the special use permit. <br /> 29 . The fol. awing recommendations apply to the recreation <br /> k <br /> area and facilities . <br /> . a . Provide a minimum of 16 acres recreational purposes <br /> [active and passive] . The passive recreation area would <br /> include the open space area along Nancy Hill Creek. <br /> b . A minimum of seven (7) acres are to be developed for <br /> active recreational purposes to include the following: <br /> — Tot li Lot/playground area with play apparatus for <br /> t. <br /> chi ren, ages pre—school to 14 (i .e. swings, slides , <br /> clim6er, whirl) and benches for adult supervision . <br /> — One Full—length basketball court <br /> — Picnic area which includes a small shelter with 3-4 <br /> tablas, 5-7 individual picnic tables scattered <br /> throughout the woods with 1 trash receptacle and 1 <br /> grill per 2 tables . <br /> — Bicycle paths throughout <br /> — Open grassed play area . <br /> — Adeq;ate night lights for safety and security reasons <br /> — Appropriate Landscaping <br /> c. Provide 10 parking spaces to serve the above activities <br /> within the 15 acre recreation area. <br /> d. Along either side of Nancy Hill Creek, designate 100 ft. <br /> 1 <br /> as open space/passive areas with walking and hiking <br /> I <br /> 1 <br />
