Margaret Lane <br /> Hillsborouahl . NC 27278 <br /> • <br /> 2. The LUI's for Industrial lots aopear to be reversed, the <br /> greater the impact an industry has on the environm'ent. (/-2 & I- <br /> 3), the greater the maximum floor area ratio: <br /> EI 6.3% <br /> I-1 6.3% <br /> 1-2 26.3% <br /> 1-3 40.0% <br /> I feel that a light industry whose adverse impacts are completely . <br /> contained within the walls of the building (EI or I-1) should be <br /> permitted tcl utilize a greater portion of its land area than <br /> those industries whose impacts may extend to the lot boundaries <br /> or the zoning district boundary. <br /> • <br /> I feel that El' s and I-i' s should be permitted to build on up to <br /> 40% of the lot area since there is no adverse impact on the <br /> surrounding area. Conversely, I-3's should be limited to only <br /> 10-15% of the lot .area, thereby ensuring a large land area <br /> surrounding this type of industry. <br /> • <br /> As you may know, in 1981 during the implementation of the zoning <br /> ordinance MDK applied for and received EI zoning. This EI clas- <br /> sification convinced me to keep MDK in Orange County since the <br /> use would be conforming and allow for expansion. To that end 'a <br /> 5100 sq ft addition was completed in 1981 and a 9600 sq ft <br /> addition is now required. It is quite clear that MDK would not <br /> have built the addition in 1981 if the .prospects for future <br /> growth had:ndt been assured. EI appeared to give that security. <br /> Now, the addition of LUI's and Impervious Surface Ratio restrict- <br /> ions not only restrict any present or future growth, but in fact <br /> define MDK' s existing facility as non-conforming (9, 900 sq ft on <br /> 3. 125 acres) Surely this is not the 'intention of the County, <br /> the Board ofl Commissioners or of the Zoning Ordinance. The LUI <br /> and ISR amendments proposed above address these discrepancies and <br /> would allow for the orderly growth of MDK, INC. herein Orange <br /> County. <br /> Thank you.
