The property i <br /> question is located on the east side of N.C. 86 approximate! <br /> 1 .2 miles south of 1-85. It is known as Lot 5 on Orange Count <br /> Tax Map 50 for Hillsborough Township . <br /> NEED: The applicant cites changed or changing conditions as the <br /> reason for the amendment . In support of this the followin! <br /> non—residential uses along N.C. 86 south of 1-85 are mentioned <br /> L. . Downey, Surety Storage, Keith 's Heating and Ai <br /> Conditioning, Woods Brothers, and Kiddie Quarters Playschool <br /> The applicant feels that ". . . .this property will be put to its <br /> highest and best use by being amended and rezoned. " <br /> IMPACT: The proposed amendment would change the Land Use Pia <br /> desi nation of the subject property from Rural Residential t• <br /> Ten Year Transition/Commercial—Industrial Transition Nodes <br /> making it compatible for rezoning to commercial or industria <br /> uses. It would also extend the node further south making it <br /> possible for the next contiguous property to request <br /> redesignation to node status. The changing conditions in this <br /> areal were recognized in the Central Orange Area study in 1983 <br /> and the node was redefined accordingly: both in terms of size <br /> (expanded) and designation (Commercial to Commercial <br /> Industrial) . <br /> RECOMMENDATION: The Planning Staff recommends denial of the request . <br /> 4' <br />
