000 <br /> Values shown in ( •) represent percent of total <br /> area which could be occupied by building or <br /> maximum allowable floor area. <br /> The application of the Floor Area Ratio (FAR] and Open <br /> Space 1 Ratio (OSR) as well as the comparison of area <br /> Limitations imposed by each indicates the following: <br /> 1 . The OSR indicates the amount of lend to be Left in <br /> open space; i .e., Land not covered by buildings. <br /> The FAR sets the limit on the amount of Land which <br /> may be covered by buildings. The sum of the two <br /> ratios should equal at Least 100% in order to account <br /> for total lot area. <br /> Where the sum does not exceed 100%, the ratios are <br /> out of balance and should be considered for <br /> adjustment.
