A cohesive <br /> continuation of the Wildwood subdivision is permitted within the Land Use Plan. <br /> LOCATION <br /> The 28.80 acres of property requested for rezoning is located west of N.C.86 and <br /> south of 1-85. The close proximity of 1-85 and N.C.86 offers convenient and safe <br /> transportation to employment centers and service areas. Wildwood Subdivision <br /> is located one-quarter of a mile south. of a commercial-industrial node on N.C.86 <br /> as designated by the Land Use Plan. <br /> TRAFFIC CONSIDERATIONS <br /> The site has ac ess to N.C.86 via John Breckenridge Drive and Walter Clark Drive <br /> (via Oakdale Dr ve Extension). Left turn lanes were added at the applicant's <br /> expense on N.C.16 at the intersection of N.C.86 and John Breckenridge Drive and <br /> N.C.86 and Walter Clark Drive to handle the increased traffic. Traffic flow <br /> within the project will be on public streets built to N.C.D.O.T. standards. <br /> PUBLIC SERVICES <br /> All public services are available or will be made available to the site Wildwood <br /> is served by a 12" water line and an 8" sewer line. These will be extended in <br /> accordance with the Town of Hillsborough's policies and specifications. The <br /> extension of these water and sewer lines will not only serve this development, <br /> but may also prvide services to portions of abutting property on the west side <br /> of the developmJnt. <br /> ZONING <br /> Wildwood Section IV is now zoned R-1. This type of zoning provides low density <br /> residential development in areas where water and sewer are unavailable. The <br /> proposed R-4 zon"ng will provide a logical expansion of the existing subdivision <br /> by taking advant ge of existing or extended public water and sewer lines. <br /> . • • <br /> 1 <br />
