000125 <br /> John Breckenridge Road and Walter Clark Drive currently serve <br /> as sub—collector roads. The addition of ninety—eight (98) <br /> dwelling Units utilizing both these roads, in addition to <br /> Oakdale Olive extension , would not adversely impact the <br /> service Level of the roads. No further improvements are <br /> required or NC 86 to accomodate the traffic increase. <br /> RECREATION FACILITIES <br /> Under the Land Use Intensity (LUX) system an R-4 rezoning <br /> does not require the provision of recreational space. <br /> The 2.82 acre recreational area which serves the existing <br /> Witdwood subdivision is so Located as to be accessible to <br /> serve this site. It includes an open area, picnic tables and <br /> pedestrian paths . Applying the recreational space <br /> requirements for planned developments to Sections I — IV <br /> inclusive I(R-4=.03; R-5=.036) , a total of 2.817 acres of <br /> recreational area would be required. The existing recreationa <br /> area satisfies these requirements. <br /> SCHOOLS <br /> School—age children living in the development would attend <br /> Grady Bruin Elementary School, Stanback Middle School, <br /> Stanford Junior High School and Hillsbroough High School. <br /> According o Mr. Ralph Compton of the Board of Education , all <br /> the schools with the exception of Orange High School are <br /> operating at capacity. Using a multiplier of .718 for 3 <br /> bedroom single—family units, an estimated 70 school—age <br /> children will be generated by this project. <br /> POLICE. FIRE AND RESCUE SERVICES. <br /> Services tR the site will be provided by the Orange County <br /> Sheriff's Department, Orange Rural Volunteer Fire Company and <br /> Orange Rescue Squad. Courtesy review responses have been <br /> received f lom the service agencies which indicate an ability <br /> to adequat Ly serve the site. <br /> TOPOGRAPHY <br /> The physical characteristics of the property present <br /> significant development constraints in terms of topography <br /> and geological formations. Considerable attention must be <br /> paid to theise constraints in the clearing of the property, <br /> constructiob of roads and construction of residences, <br /> particularly in the issuance of grading and building permits . <br />
