I <br /> 116 <br /> ALL Manned development rezonings require the issuance of a <br /> Class A Special Use Permit . Prior to recordation of the Class <br /> A Special Use Permit the applicant is required to satisfy <br /> certain conditions of approval, including the revision of tha <br /> sitelplan(s) [where necessary) and the issuance of appropriate <br /> deveCopment permits and approvals , including , but not limited <br /> to, Landscape plans , drainage and stormwater control plans , <br /> fire flow reports, zoning compliance permits (Town of Chapel <br /> Hill—applicable to roads) , utilities approvals and permits , <br /> etc. <br /> Following issuance of the Special Use Permit other approvals <br /> may be necessary before actual construction may begin including <br /> construction permits , grading permits , NCDOT street <br /> construction plan approvals and driveway permits, etc . <br /> The following projects have been issued Special Use Permits <br /> but have not initiated construction activity because of <br /> required additional Town of Chapel Hill and federal approvalE <br /> and pe <br /> rmits a <br /> BROOKSTONE [approved 11/20/84) <br /> OPC ALCOHOLIC REHABILITATION CENTER (appoved 11/5/84) <br /> The following project has not been issued a Special Use Permit <br /> ! <br /> becaue of delays in obtaining Town of Chapel Hill approvals <br /> and permits required for the issuance of the permit : <br /> I <br /> SEDGEWOOD APARTMENTS (2/19/851 <br /> The following projects have not been issued Special Use Permits <br /> because revised site plans have not been submitted: <br /> OCCONEECHEE POINT I (approved 11/5/84) <br /> OCCONEECHEE POINT II (approved 2/19/85) <br /> IMPACT: Approval of the time extensions would allow additional time for <br /> the satisfaction of conditions of approval imposed and <br /> I <br /> additional development permits and approvals required for <br /> construction to begin . <br /> A decision not to approve the time extensions would require <br /> that a public hearing be held on the rezoning of the <br /> property(s) in question to an appropriate zoning district . <br /> RECOMMENDATION: Extension of the planned development rezonings for the <br /> aforemlentioned projects for (6) months to allow additional time <br /> to obitain appropriate permits and approvals and to initiate <br /> construction activity. <br /> The Or nge County Planning Board will consider this item at <br /> their November 18, 1985 meeting . <br />
