095 <br /> ARTICLE 20: AMENDMENTS <br /> ISSUE: In the 1985 Session the General. Assembly enacted an amendment <br /> to G.S. 160A-384 to require that zoning procedures include a <br /> notice; requirement . Specifically, the act provided for <br /> notification of the owner of a parcel affected by a zoning <br /> clessIication and owners of adjoining parcels of Land by <br /> first lass mail . It further provided for certification to <br /> the Board of Commissioners that such notice was mailed. <br /> The Olrange County Zoning Ordinance already provides for <br /> notifiCation of zoning classification actions. Article 20.8 <br /> provides for notice of public hearing on a proposed zoning <br /> change by certified mail to all owners of adjacent properties <br /> within 500 feet of the affected property. <br /> The Ordinance does not currently 'require certification to the <br /> Board ef these mailings nor does it specifically require <br /> notification of the owner of effected property. By common <br /> practice said owner is notified of the proposed zoning <br /> classification action . <br /> EXISTING ORDINANCE PROVISION CS) . <br /> 1 <br /> Article 20 AMENDMENTS <br /> 20.6 Public Hearing and Notice Thereof <br /> 20.6.3 In the case of amendments to the Zoning <br /> Atlas, written notice shall be sent by <br /> 1 certified mail to ell adjacent property <br /> owners not Less than fifteen days before the <br /> hearing date.
