5 <br /> District, and (2) access from the buildable area to a street <br /> without crossing the Resource Conservation District. <br /> 23. That all applicable requirements of the Orange Zoning Ordinanc <br /> be satisfied including the designation of sight distances at <br /> points of ingress & egress- and specification of the maximum <br /> floor area per Lot. In Lieu of the provision of a 100' foot <br /> perimeter open space a 30' buffer shall be provided along the <br /> frontage of Sunrise Road and a 50' buffer shall be provided <br /> along the frontage of Weaver Dairy Road. Theses buffers shall <br /> meet Town of Chapel Hill Type C buffer standards. <br /> 24. That all structures be erected on compliance with applicable <br /> building codes following submittal for and issuance of <br /> building permits. <br /> 25. That a phasing plan be submitted to and approved by the <br /> County Manager and/or Town Manager prior to the issuance of <br /> any grading and construction permits and that all site <br /> improvements required for each phase be completed before a <br /> Certificate of Occupancy is issued for any unit within a given <br /> phase. <br /> 26. A final boundary survey of the Planned Development and <br /> improvements shall be recorded by the developer. <br /> 27. The final site plan and narrative of the project, <br /> incorporating BEL changes, deletions and additions through the <br /> final approval of the project, are to be incorporated herein <br /> and made a part of this Planned Development Special Use <br /> Permit. Copies of the final site plan and narrative are to <br /> remain on file with the Orange County Planning Department and <br /> Chapel Hill Planning Department . Grading and building <br /> permits, upon application, will be issued after approval and <br /> recordation of the Special Use Permit . <br /> 28. The development shell be built and operated according to the <br /> site plan and written narrative supplied by the developer and <br /> in compliance with the above conditions. <br /> • <br />
