066 <br /> 4 <br /> nom: <br /> The pedestrian paths serving the recreation area shall be <br /> extended in a continuous manner, shall be constructed to a <br /> minimum width of 72" and be composed of surface materials as <br /> recommended by the Orange County Recreation Department . The <br /> parking facilities serving the recreation area shall be <br /> relocated so as to be Located outside of the drainage easement <br /> and screened from the Sweeten Creek Road. The parking <br /> facilities shall be expanded to provide ten (10) spaces . <br /> The recreation area shall be screened from the adjacent <br /> properties by a suitable hedge screen and vegetation . Plans <br /> shall be approved by the Town Manager and County Manager prior <br /> to approval of the Final Plat . <br /> A total of 3.21 acres of contiguous open space shall be <br /> provided. At the applicant 's option, a payment in Lieu of <br /> open space reservation for the acreage exceeding Orange <br /> County's standards may be made to the Town of Chapel Hill for <br /> the difference between open space required and provided. <br /> (According to procedures specified in Section 7.9 .5 of the <br /> Chapel Hill Development Ordinance.) <br /> 17 . That all signs be erected in compliance with Article 9 Signs <br /> following issuance of a building permit and prior to the <br /> issuance of a Certificate of Occupancy for any unit. No sign <br /> may be erected within the sight triangles for the entranceway <br /> to the development. <br /> 18 . Grading on the site shall be kept to a minimum. In lieu of <br /> planted Landscaping, existing vegetation shall be maintained <br /> between units. <br /> 19. ALL plans for storm drainage, soil erosion and sedimentation <br /> control, be approved by the Erosion Control Officer prior to <br /> the issuance of a Special Use Permit . In addition , Orange <br /> County shalt inspect the installation of control devices and °. <br /> the on going work for the total project. The project shall at <br /> all times meet the requirements of the Orange County Soil <br /> Erosion and Sedimentation Control Ordinance. <br /> 20. That a stormwater management plan with hydrologic calculations <br /> be approved by the Town and/or County Manager prior to <br /> issuance of a Special Use Permit . <br /> 21 . That c'rEincge easements be provided through Lots 13,14,and 18, <br /> as shown on the submitted site plan . <br /> 22. That the final plat show boundaries of the Resource <br /> Conservation District, and that all Lots on the final plat <br /> contain (1 ] a buildable area outside the Resource Conservation <br />
