LACY BURCH ESTATES SUBDIVISION: PHASE TWO — <br /> PRELIMIARY <br /> Presentation by Smith. <br /> This agenda item is to consider approval of the <br /> Preliminary Plan for Phase Two of the Lacy Burch - <br /> property. S <br /> ', The property is located on Link Road (Currently an <br /> Orange County Class "B" private road) which provides <br /> access to SR. 1834 (Seawett School Road) in Chapel Hill <br /> Township. The property is referenced. as Lot 450 on Tax - <br /> Map 24. It is bordered by residential development as <br /> well as undeveloped land. The tract is designated as 10 <br /> Year Transition in the Land Use Plan . This property is <br /> also within the Joint Planning Area . <br /> There are three (3) Lots proposed: the sizes are .92 <br /> acres (2 Lots) end .98 acre, excluding the rights—of- <br /> way. The property is zoned R-1 (Rural Residential) . - <br /> Fire protection for the property in question is provided <br /> by the North Chapel Hill Fire Department . Law <br /> enforcement is provided by the Orange County Sheriff's <br /> Department. It will be patrolled on a 24—hour basis. <br /> Development of this subdivision would have minimal <br /> impact on the area . <br /> On September 9, 1985, the Town Council of Chapel Hill <br /> adoted a resolution recommending approval of the Plan <br /> subject to the following conditions : <br /> (1 ) That Link Road be improved as a public street to <br /> Town of Chapel Hill's Class C Local Street <br /> standards from its intersection with Boswell <br /> School Road to the eastern boundary of the <br /> subdivision, with a temporary T--turnaround at its <br /> eastern end. Plans for the Link Road improvements <br /> shall be approved by the Chapel Hill Town Manager. <br /> (2) That a public water Line be extended from the - <br /> existing tine in Seawell School Road to serve the <br /> f a„' <br /> PK . <br /> 4* <br />
