CANBARRA SUBDIVISION — PRELIMINARY <br /> • <br /> Presentation by Kirk. <br /> This agenda item is to consider approval of the <br /> Preliminary Plan for Canberra Subdivision. <br /> The property in question is located in Eno Township. off <br /> SR 1553. (Walker Road) . It is known as part of 'Lot 19, <br /> Tax Map 8. There 6 Lots proposed out of 7.3 acres. A <br /> private road has been constructed by the applicant <br /> across the western property line of Lot #3, The <br /> applicant proposed this road as a Class B private road <br /> to serve Lots #4-7. The property is zoned AgricuLturat <br /> Residential (A—R) and is designated AgricuLturat <br /> Residential in the Land Use Plan.. It is Located in the <br /> Orange Rural Fire District . <br /> The addition of 6 Lots could add approximately 40 trips <br /> per day to Walker road. The sight distance looking west <br /> from the intersection of Canberra Drive and Walker Road <br /> • is approximately 600' . The sight distance Looking east <br /> is approximately 295' . The Department of Transportation <br /> has indicated that this is inadequate sight distance and <br /> that- the road should be relocated where the existing <br /> drive exits proposed Lot number B. <br /> The Planning Staff recommends that the subdivision be <br /> • redesigned to provide access to each lot via a private <br /> road constructed to Orange County standards and located <br /> along the western property Eine of proposed Lot #B. <br /> Discussion followed regarding road class and Smith noted <br /> that a subdivision of 10 lots or Less could have a <br /> private road but that the class was determined by the <br /> number of lots served, both those within and outside the <br /> subdivision in question . <br /> • <br />
