1.67 <br /> PLANNING DRAFT MINUTES 10-21-95 • <br /> This agenda item is to consider approval of the <br /> Preliminary Plat for Fox Meadow — Section III . <br /> The pioperty in question is Located in Chapel Hill <br /> Township off Rogers Road [SR 1729) . It is known as <br /> • Tax Map 23 Block C Lot 29. <br /> There are 29 Lots proposed out of approximately 31 .81 <br /> acres. ALL lots are proposed to be developed at a <br /> minimum lot size of 40,000 square feet, excluding <br /> rights—of—way. <br /> The property is zoned R-1 and is designated Twenty <br /> Year area. Surrounding properties are zoned <br /> Residential-1 and include undeveloped Land and Lend <br /> developed for residential purposes. <br /> The applicant proposes to phase development of the <br /> • site in two phases. Each phase allows the development <br /> • of approximately 1/2 of the total number of Lots in <br /> • the subdivision. <br /> All roads proposed to serve the development are to be <br /> constructed to NC DOT subdivision road standards and <br /> dedicated public. The original Toad layout and sight <br /> distance of Bugle Court was unsuitable to NC DOT; the <br /> applicant subsequently revised the plat to satisfy NC <br /> DOT sight distance requirements. Oral acceptance by <br /> NC DOT of the general revised location of Bugle Court <br /> was given on 10-16-85. <br /> The property is to be served by individual well and <br /> septic tanks. The Health Department has not approved <br /> 7 Lots (#28, 31 , 39, 40, 41 , 46, 46) for septic tanks. <br /> The applicant can either combine these unusable <br /> properties with other Lots or place a notation on the <br /> • plat as to the restricted nature of the tots for <br /> building purposes and record a Legal document approved <br /> by the County Attorney stating the same. <br /> Police, fire and rescue services will be provided by <br /> Orange County Sheriff's Department , New Hope Volunteer <br /> Fire Department and the South Orange Rescue Squad. <br /> Staff solicited Town of Carrboro courtesy review <br /> comments and responded to same in the review and <br /> conditional approval of the preliminary plan . <br /> • The Planning Staff recommends approval with the <br /> following conditions: <br />
