SOUTH FORK SECTION III — PRELIMINARY <br /> •• Presentation by Kirk. <br /> This agenda item is to continuo consideration of <br /> approval, of the Preliminary Plan for South Fork <br /> Section III . <br /> • <br /> On September 16, 1985, the Planning Board requested <br /> that staff further investigate sight distance <br /> conditions at the site. <br /> The property in question is Located in Little Giver . <br /> Township on NC 57. It is known as Lot 9, Tax Map 24. <br /> There are five Lots proposed out of 13.5 acres with <br /> • each Lot having , frontage on NC 57. The smallest lot <br /> is 1 .3 acres while the Largest Lot is 7.3 acres. The <br /> property is not zoned and is designated Agricultural- <br /> - Residential in the Land Use Plan . It is Located in <br /> the Little River Fire District. <br /> Section I and II provided for the development of in <br /> acre tracts north of the subdivision in question. <br /> NC 57 is considered an arterial in the Orange County <br /> Land Use Plan and had a 1984 average daily traffic <br /> count of 1200. This subdivision would add <br /> approximately 34 trips per day to NC 57. There are no <br /> streams Located on the property. <br /> At the staff's request, NCOOT reviewed the sight <br /> distances and found them to be adequate In both <br /> directions . <br /> • <br /> The Planning Staff recommends approval with combined <br /> driveways between Lots 2 and 3 and Lots 4 and 5. <br /> MOTION: Pearson moved approval of South Fork Section III <br /> Preliminary Plan with the staff condition.
