The Health Department has not approved 7 lots (#28, 31 , <br /> 39, 40, 41 , 46, 48) for septic tanks. The applicant can either <br /> combine these unusable properties with other Lots or place a <br /> notation on the plat as to the restricted nature of the lots <br /> for building purposes and record a legal document approved b <br /> the County Attorney stating the same. by <br /> Police, fire and rescue services will be <br /> provided by Orange <br /> County Sheriff's Department, New Hope Volunteer Fire <br /> Department, and the South Orange Rescue Squad. <br /> Staff solicited Town of Carrboro courtesy review comments and <br /> responded to same in the review and conditional approval of the <br /> preliminary plan . <br /> RECOMMENDATION: The Planning Board recommends approval with the following <br /> conditions: <br /> (1 ) 50' radius for temporary cul—de—sac for Tallyho Trail <br /> (2) erection of street signs constructed and installed to <br /> Orange County standards at all street intersections <br /> [3) placement of the notation on the plat that lots #28, 31 , <br /> 39, 40, 41 , 46 and 48 are restricted for development <br /> purposes and recordation of legal document providing <br /> notice of same. The plat notation should read as <br /> follows: <br /> These Lots are is of restricted development potential <br /> because of the unsuitability of the subsurface soil for <br /> the installation of an on—site soil absorption sewage <br /> disposal facility as determined by the Orange County <br /> Health Department pursuant to Section IV—B-2 of the <br /> Orange County Subdivision Regulations. <br /> (4) A 50' easement on the west side and a 25' easement on <br /> the east side of the stream flowing north through lots <br /> #28, 29, 30, 31 , 32, 33, 39 and 46 and a 25' easement on <br /> both sides of the stream flowing southwest through lots <br /> #22, 33 and 34 shall be designated on the plat . <br /> (5) Road improvements plans must be submitted to and <br /> approved by the North Carolina Department of <br /> Transportation prior to approval of the Final Plan. <br />
