14 G <br /> PLANNING DRAFT MINUTES 10--21-85 • 6 <br /> acres and 4.433 acres excluding right—of—way. The <br /> property is zoned A—R (Agricultural—Residential) . <br /> Access is provided to the site from SR 1005 via an <br /> Orange County Private Class "8" road. Fire <br /> protection <br /> for the property is provided on a joint basis by the <br /> North Chatham and Eli Whitney Fire Districts. Law <br /> • enforcement is provided by the Orange County Sheriff's <br /> Department. It will be patrolled on a 24—hour basis. <br /> Development of this subdivision would have minimal <br /> impact on the area. The projected traffic generation <br /> for this subdivision is approximately 53.6 (6.7 trips <br /> x 8 lots) trips per day. According to the Department <br /> Y of Transportation, the 1981 (most current) traffic <br /> count is 1500 for SR 1005 which was determined from <br /> the east side of SR 1951 . <br /> The Planning Staff recommends approval of this <br /> subdivision. <br /> Walters expressed concern with joint ownership of - the <br /> pond on the south side of Lot 7. Smith responded that <br /> the Board could require a dam maintenance agreement. <br /> Walters asked if the road was adequate for future _ <br /> subdivision and Smith responded there was sufficient <br /> right--of—way. <br /> Kizer inquired the 'Location of this subdivision . <br /> Smith Located the subdivision on the tax map and noted <br /> that it abuts Indian Springs subdivision . <br /> Yuhasz inquired why these Lots were not platted to the <br /> centerline of the road and if the staff position had <br /> changed on this requirement . Smith responded this was <br /> an error and that lots should be platted to the <br /> centerline of the road. <br /> Pearson noted that if the road is to be state <br /> maintained at a later date, it must be replotted to <br /> provide dedicated right--of—way to the State. Smith <br /> noted that the County Attorney had advised that Lots <br /> be platted to the centerline of the road to assure <br /> ownership of property within the private right—of—way. <br /> MOTION ; Shank li n moved approval of Heron Pond Preliminary Plan <br /> with lots platted to the centerline of the road. <br /> Seconded by Pearson . <br /> VOTE: Unanimous. <br />
