Hill — 968-4501 <br /> PURPOSE: To consider approval of the Heron Pond Subdivision , property <br /> of Albert A. Willette. <br /> To receive the Planning Board recommendation . <br /> NEED: The property in question is Located on SR 1005 (Old <br /> Greensboro Road) in Bingham Township. The property is <br /> referenced as Lot 16C on Tax Map 38 . It is bordered by <br /> residential development. The tract is designated as <br /> Agricultural—Residential on the Land Use Plan . <br /> There are eight (B) Lots <br /> g proposed out of 26.714 acres . The <br /> lot sizes are 2.192 acres, 2.128 acres, 2.445 acres, 3.048 <br /> acres, 3.294 acres, 2.767 acres, 4.308 acres and 4.433 acres <br /> excluding right—of—way. The property is zoned A—R' <br /> (Agricultural—Residential) . Access is provided to the site <br /> from SR 1005 via an Orange County Private Class "B" road. <br /> Fire protection for the property in question is provided <br /> by the White Cross Fire District . Law enforcement is <br /> provided by the Orange County Sheriff's Department . It will <br /> be patrolled on a 24 hour basis. <br /> IMPACT: Development of this subdivision would have minimal impact on <br /> the area. The projected traffic generation for this <br /> subdivision is approximately 53.6 (6 .7 trips x 8 lots) trips <br /> per day. According to the Department of Transportation , the <br /> 1981 (most current) traffic count is 1500 for. SR 1005 which <br /> was determined from the east side of SR 1951 . <br /> RECOMMENDATION: The Planning Board recommended approval of this <br /> subdivision on October 21 , 1985 with the following <br /> condition : <br /> Property Lines be platted to the centerline of the <br /> right—of—way ; private roads are part of the lot . <br />
