Hill — 968-4501 <br /> PURPOSE: To consider approval of the Preliminary Plan for Cornwallis <br /> Hills Phases II , III & IV. This action follows consideration' <br /> of a rezoning request for the tract from R-1 to R-3. <br /> Phase I was approved by the Planning Board on August 17, 1981 . <br /> NEED: The property in question is Located off Old N.C. 86 (SR 1009) <br /> and along the south side of Oakdale Drive (SR 1133) south of <br /> Hillsborough. It is referenced as Tax Map 44A Lots 3 through <br /> 26 and Tax Map 42, Block C, part of lot 1 , Hillsborough <br /> Township . The property is bordered by residential development <br /> to the north and undeveloped property to the south , west and <br /> east. The 64.71 acre tract is to be developed in three phases <br /> to provide for 111 new Lots . It is designated Ten Year <br /> Transition in the Orange County Land Use Plan and is served by <br /> the Orange Rural Fire Dept . A rezoning request for the tract <br /> is currently under consideration . Approval of the rezoning <br /> request from R-1 to R-3 would allow for development of the <br /> subdivision at the proposed density. <br /> IMPACT: Approval of the request would allow 111 new single family <br /> dwelling units on the 64.71 acres . Soils in the area are <br /> Georgevitle, Tatum and Enon . While Georgeville and Tatum, <br /> which cover most of the tract, are slight to moderate for <br /> building site development , Enon which covers approximately 20% <br />
