The property is referenced as Tax Map 44A, <br /> lots 3 through 26 and Tax Map 42, Block C part of Lot 1 , <br /> Hillsborough Township. The present zoning classification is <br /> (Residential-1 ) . The applicant is requesting the entire <br /> 64.71 acres to be rezoned (Residential-3) R-3. <br /> The property is Located in an area designated as Ten Year <br /> Transition in the Orange County Land Use Plan . <br /> IMPACT: Approval of the request would allow a density of 15,000 <br /> square feet per dwelling unit on the 64.71 acres. <br /> Soils in the area are Georgeville, Tatum and Enon . While <br /> Georgeville and Tatum, which cover most of the tract, are <br /> slight to moderate for building site development, Enon which <br /> covers approximately 20% of the tract, is severe due to <br /> shrink—swell potential and low strength. <br />
