107 <br /> PLANNING DRAFT MINUTES 10-21-85 21 <br /> ITEM # 10: PD-2-85 CHANDLER'S GREEN <br /> K4 <br /> } Presentation by Smith. <br /> This agenda item is to consider the Planned <br /> Development/Rezoning/Special Use Permit application for Chandler's Green for recommendation to the Board of <br /> Commissioners. <br /> This item was presented at pub Lie hearing on July 11 and <br /> September 10, 1985. <br /> The applicant, Attenton Realty, has requested a Planned <br /> xi Davetopment—Housing (PD—H) and Residential-2 (R-2) <br /> rezoning designation for 80.2 acres out of a 99.44 acre <br /> tract located contiguous to the Town of chapel Hilt's <br /> northeast corporate boundaries and situated between <br /> Sunrise Road (SR 1732) , 1-40 and Weaver Dairy Road (SR <br /> 173) . The purpose of the request is to allow <br /> development of a planned single—family residential <br /> community composed of 62 lots . The 19.2 acres Located <br /> in the Town of Chapel Hi IL's .jurisdiction is zoned R-2, <br /> and the applicant is presently pursuing subdivision <br /> approval for that parcel for an additional 26 Lots. <br /> The property is known as Lot 17 of Tax Map 17, and Lots <br /> 7 and 11 on Tax Map 25 in Chapel Hi IL Township. The <br /> properties are Located within an area designated Ten <br /> Year Transition in the Orange County Land Use Plan. The <br /> designation allows consideration of an application for <br /> rezoning to any of the residential zoning districts (R-1 <br /> through R-12) . The present zoning classification of the <br /> property is Residential-1 . The requested designation is <br /> PD H—R-2, Residentiat-2. Certain development standards <br /> must be met and a Special Use Permit must be obtained <br /> for the development to proceed. <br /> The request was submitted to a oint <br /> j pub tic hearing with <br /> the Town of Chapel Hi It on July 11 , 1985. Concerns were <br /> expressed at that time regarding open space and buffer <br /> requirements, particularly the 100' perimeter open <br /> space/yard setback requirement. for PD—H districts; <br /> impact of power lines and drainage easements on <br /> residential units and recreational facilities; and the <br /> collector road system serving the area . The concerns <br /> prompted the Board of Commissioners to continue the <br /> public hearing to September 10, 1985 to allow staff an <br /> opportunity to address these matters. - <br /> Approval of the request would allow development of the <br />
