19C <br /> I wish to emphasize that the present proposal does not <br /> include an expansion of our business - it provides merely for <br /> control for a water run-off problem. Upon the amendment of the <br /> Land Use Plan and rezoning as requested there will, not be an <br /> increase in the number of trucks at my plant; there will not be <br /> an increase usage on SR 1710. However, there will be an <br /> improvement in the traffic situation on SR 1710 because the <br /> requested change in driveways will, improve access giving better <br /> visibility on SR 1710. Mr . John Watkins, Division Engineer of <br /> the North Carolina DOT has submitted a statement that the new <br /> driveway provides a greater sight distance and is safer than the <br /> one now being used. <br /> With regard tc land values, the requested modification of <br /> the Land Use Plan and rezoning as proposed will not have an <br /> adverse effect on the value of surrounding property. A letter <br /> has been submitted from Mr . Jon Harder, a land developer <br /> who is knowledgeable of residential property values to this <br /> effect. <br /> [Introduce letter] <br /> Another concern pertains to the contents of the ponds, their <br /> appearance, and the possibility of overflow. The design of the <br /> ponds is such that an overflow possibility has been eliminated by <br /> addition of a third pond.
