Security shell be provided for the <br /> grading , and stabilization of all cleared <br /> areas , streets and other vehicular <br /> travelweys; sidewalks and other <br /> pedestrian walkways; utility installation • <br /> and hookups; recreational facilities ; and <br /> Landscaping . <br /> 3. ALL necessary easements to permit utility <br /> • <br /> (electricity, telephone and cable • <br /> television by any cable television <br /> provider franchised by Orange County <br /> and/or Chapel Hill to serve this <br /> development) installation , servicing and <br /> hookups to the development shall be <br /> provided at no cast to the utility <br /> provider . Final utility plans shall be <br /> approved by the County Manager and/or <br /> applicable utility company prior to the <br /> issuance of a Zoning Compliance Permit . <br /> All Lines shall be underground. <br /> 4-. That a driveway permit be obtained from <br /> NC Department of Transportation prior to <br /> issuance of the Special Use Permit . <br /> 5. Roads, parking areas, walkways , <br /> recreation facilities and <br /> sites and Landscaping shall be maintained <br /> as constructed . All such improvements <br /> and facilities shall further be <br /> maintained and operated in a safe manner . <br /> 8'. That all signs be erected in compliance <br /> with Article 9 Signs following issuance <br /> of a building permit . No sign may be <br /> • erected within the sight triangles for <br /> • the entranceway to the development . <br /> 7 . Grading on the site shall be kept to a <br /> minimum . In Lieu of planted landscaping , <br /> existing vegetation shall be maintained <br /> between units . <br /> 8 . Supplementary base planting shall be <br /> installed within the parking area around <br /> the existing specimen trees . <br /> 9 . That all structures be erected in <br /> compliance with applicable building codes <br /> following submittal for and issuance of <br /> building permits . <br />
