He noted that the question <br /> regarding buffers seemed to be an important one. <br /> The project is buffered from all streets, honors <br /> the MTC requirement and is compatible with the <br /> existing Land use in the area . ALL Lots have large <br /> rear yards which also act as buffers. He addressed <br /> the question of increased traffic generation at the <br /> intersection of 15-501 and Erwin Road. He noted <br /> that the studies made indicated the increase would <br /> only be about 1/2%. He then addressed the question <br /> of pump stations. He noted the reliability of pump <br /> stations regarding the fact that they were <br /> monitored at all times . <br /> David Godschalk, Chapel Hill Town Council, remarked <br /> on the shape of the site and inquired if the <br /> applicant had any interest in the adjoining <br /> property or if he knew what might be going to take <br /> place on these adjoining properties. Cochran <br /> responded that this property is under one <br /> ownership . The property inside the "L." is owned by <br /> a Local family and is held in trust by NCNB Trust <br /> Department . The area to the north has already been <br /> subdivided into several parcels and the parcel on <br /> the corner has been purchased for a church site. <br /> Godschalk continued asking about the market study <br /> for executive housing in regard to the power line <br /> running through the property and being next to the <br /> interstate. Cochran responded he had marketed <br /> other properties with similar conditions <br /> recognizing that those which were the least <br /> desirable would most likely have to be discounted. <br /> Godschalk asked how strongly the applicant was <br /> committed to this site plan . He felt it was <br /> obvious there were some areas that could be <br /> redesigned to perhaps enhance the buffer area or <br /> make the recreation area more desirable. He asked <br /> if some of these alternatives have been explored or <br /> is the applicant willing to explore some of these <br /> alternatives. Cochran responded that the project <br /> had been redesigned for Orange County, for Chapel <br /> Hill and for DOT. The applicant agrees to meet the <br /> open space requirement and will be Looking at the <br /> area around the stream to possibly provide this <br /> space. <br /> _ _ <br />
