2 <br /> 034 <br /> Site Desert tion <br /> The site is located on the north side of Weaver Dairy Road between its <br /> intersections with Sunrise Road and Sedgefield Drive, and is identified as <br /> Chapel Hill Township Tax Map 25, part of Lot 11. The subdivision <br /> contains 100 acres of land, 19 of which are in Chapel Hill's jurisdiction <br /> and are zoned R-2. The County zoning. is Residential-2. The site is <br /> undeveloped and wooded. The topography of the site can be classified as <br /> gently rolling hillsides.- Natural site drainage flows toward Weaver Dairy <br /> Road, with a. small portion of the site draining toward Sunrise Drive.. A <br /> portion of the site's northeastern boundary abuts Interstate 40. It <br /> appears that a portion of the subdivision lies within the Resource <br /> Conservation District. <br /> ............._Development Description <br /> The applicant proposes to subdivide the land into 133 lots (26 in Chapel <br /> • <br /> Hills jurisdiction) for the purpose of building single-family residences. <br /> Plans call for a primary vehicular access from Sunrise Drive to Weaver <br /> Dairy Road with several cul-de-sacs and road stub-outs to adjoining <br /> undeveloped properties. The applicant proposes to provide public water <br /> by connecting to the existing 16" water main along Weaver Dairy Road. <br /> Sewer to the project would be provided by extending the 8" line from <br /> Weaver Dairy Road at Cedar Fork Trail. An easement through Carol <br /> Woods, which abuts Sunrise Road, would be necessary. <br /> Since a major portion of this property lies within the unsewered New Hope <br /> basin, pump stations are proposed to service the site. The extension of <br /> water and sewer lines by the developer will also provide service to <br /> Portions of abutting properties on the north and south of the development. <br /> We believe that development of additional pump stations should not be <br /> encouraged, and strongly recommend that as muctr-are a. as possible be <br /> served by gravity sewer. However, the undeveloped land between Weaver <br /> Dairy Road and Interstate 40 is an attractive and appropriate location <br /> for new development, and discussions are underway with OWAFA about <br /> means of providing sewer service to that entire area. <br /> The applicant proposes garbage collection by private contractor. <br /> Buffers <br /> The applicant proposes to meet all Town buffer standards and provide a <br /> 100-foot buffer along the property line abutting Interstate 40. <br /> Evaluation <br /> •.0 4.111111.M.••••••.m..1111.••• <br /> General Site Arrangement: The proposed subdivision locates the majority <br /> of lots fronting on the main collector street running through the develop- <br /> ment. The cul-de-sacs are located in the flatter areas of the site, thereby <br /> minimizing site grading. Twelve lots front on an unnamed public road <br /> along the northern property line, in addition to their frontage on streets <br />
