PD—2—85 CHANDLER'S GREEN 004 <br /> SEPTEMBER 10, 1885 <br /> PAGE 2 <br /> The property is known as Lot 17 of Tax Map 17 and Lots 7 and 11 <br /> on Tax Map 25 in Chapel Hill Township. The properties located <br /> within an area designated Ten Year Transition an the Orange <br /> • County Land Use Plan . That designation allows the <br /> • consideration of application for rezonings to any of the <br /> residential zoning districts ER—1 through R-131 . The present <br /> zoning classification of the property is Residential-1 . The <br /> requested designation is PD—H—R—2, Residential—2. Certain <br /> development standards must be met and a Special Use Permit must <br /> be obtained by the development to proceed. <br /> The request was submitted to a joint public hearing with the <br /> Town of Chapel Hill on July 11 , 1985. Concerns expressed at <br /> that time regarding open space and buffer requirements , <br /> particularly the 100' perimeter open space/yard setback <br /> requirement for PD—H districts; impact of power Lines and <br /> drainage easements on residential units and recreational <br /> facilities; and the collector road system serving the area, <br /> among other items, prompted the Board of Commissioners to <br /> continue the public hearing to allow staff the opportunity to <br /> address these matters. <br /> IMPACT: Approval of the request would allow development of the <br /> property for single family residences on Lots containing a <br /> minimum of 20,000 square feet . <br /> RECOMMENDATION: (SEE ATTACHED 9-6-85 JOINT STAFF MEMORANDUM) <br />
