To consider an amendment to the Orange- County Zoning Ordinance which would <br /> provide in the Permitted Use Table for the use of a temporary residential mobile <br /> home during the installation of a replacement mobile home or the construction <br /> of a stick-built or modular residential unit on the same lot for recommendation <br /> to the Board of Commissioners. <br /> This item was presented to public hearing on November 26, 1984. <br /> Th'e Planning Board recommended approval of this amendment on February 12, 1985. <br /> NEED: Article VI Application of DimensiooaA Requirements, Section 6.3 "Regulation <br /> of Principal Uses" permits only one single family residence per lot. <br /> The County Attorney has advised that the use of a• temporary mobile home <br /> and the issuance. of building permits during. the period when a replacement <br /> mobile home is being installed or a stick--built or modular residential unit <br /> is being constructed on. the same lot is not specifically permitted in the <br /> Zoning Ordinance. <br /> Staff feels that this residential arrangement* is a reasonable and common <br /> praetice in Orange County and should be permitted as a use by right. <br /> Amendment of the Zoning Ordinance to provide for- this arrangement is shown on <br /> the attached Permitted Use Table and is- distinguished from Class "B'! Special <br /> Use Pmrmits issued for the temporary use of mobile homes. for custodial care <br /> on the same lot. asaan existing permanent residential structure. <br /> Also, a proposed amendment to Article VI Application of Dimensional Requirements <br /> Section 6.3.1 specifically referencing this concurrent residential arrangement <br /> is .as follows: ' <br /> 6.3 Regulation of Principal Uses <br /> 6.3.1 It is the express intent of. this ordinance to regulate <br /> the number of principal structures constructed on each <br /> lot within Orange County.
