NORTH CAROLINA 27213
(919) 226-1191
411
August 14, 1985
To The Board of County Commissioners
Orange County, North Carolina
Re: Lot 32 Map 45
Hillsborough Township
• Dear Members of the Board:
My company requests a change in the zoning for an additional 1.41 acres of our
property, located on State Road # 1710. Currently 2.91 acres is zoned 1-3 and
we request 1.41 more acres be rezoned from rural residential to Planned Develop-
ment Industrial III .
The following information is submitted for section 3 of the zoning change
application.
Item 3-0.
410
. .
As you approach this property from N. C. highway 86, you pass a garage, mini
warehouses and our concrete plant on the right. A convenience store and a
trailer park are on the left. The concrete plant and the roads for part of the
trailer park was the first construction in the area. The concrete plant was
built in 1972. Trailers began moving in after this date. The balance of the
trailer park, the garage, mini warehouses and convenience store were all built
later. These types of.business conditions indicate a change in the conditions
of this area.
The Department of Environmental Management is requiring us to control the wash
water and waste water from our concrete plant on our property. We propose to
construct three lagoons to catch this water and to install a pump that will re-
cycle the water to our concrete plant for reuse. This will conserve water and
also stop the run-off. This will eliminate any potential pollution to nearby
streams.
Item 3-E
The Land Use Plan is being amended from rural residential to commercial/industrial
transition node. This would make the original 2.91 acres and the 1.41 acres in
the same Land Use Plan. This would also carry out the intent of Secondary Amend-
ment and item "B" which reads, extension of any plan area where the additional area
is contiguous with the existing area and does not increase the existing area by
more than 100 acres.
II!
