It is the intent of the applicant <br /> to dedicate this. land to a homeowner's association for the use and enjoyment <br /> of.the neighborhood as the existing and future residents choose. <br /> • SITE DESIGN <br /> The site is wooded in mature pines and hardwoods. The overall site design <br /> anticipates a minimum of clearing necessary for development. Street patterns <br /> are designed.to minimize earthwork operations, thus retaining as much existing <br /> vegetation and stream protection as possible. Homes to be constructed within <br /> this. development will be sited among the trees. <br /> Natural drainage patterns will not be rerouted or altered. The storm sewer <br /> system necessary as a part of the road construction process will be provided <br /> with outlet velocity control measures to prevent erosion of downstream areas. <br /> A sedimentation and erosion control plan will be submitted and approved <br /> prior to any earthwork occurring. <br /> A neighborhood open space/recreation area is provided for the use and enjoyment <br /> of the residents. A Homeowner's association will be established to- maintain <br /> and improve the area. If active recreational facilities are desirable, the <br /> existing and future residents should determine what those improvements will be. <br /> The design scheme, rkluested residential density, location, traffic circula- <br /> tion, and extension of public water and sewer services all combine to comply <br /> di with the adopted Land Use Plan for Orange County. Future growth, triggered <br /> by the completion of 1-40, a burgeoning Research Triangle Park, a healthy <br /> economic climate, and anticipated commercial and industrial expansion within <br /> the immediate area, when combined, make this a desirable location for <br /> single family housing. These changing conditions place a market demand for <br /> future housing needs within the area.
