As. a part of these improve- <br /> ments, the Town of Hillsborough is in the process of installing water lift <br /> stations to boost. water pressure. <br /> Sewer to the project will be provided by the ektension of the 8" sewer <br /> line near the.intersection of Cheshire Drive and Oakdale Drive down Kelley <br /> Road. The 13.08' acres on Kelley Road can be served by gravity flow to- <br /> ward Cheshire Drive. • <br /> It is necessary, as a part of the sewer scheme, to relocate the present <br /> pump station from Phase One of Cornwallis Hills to the southeastern corner <br /> • of the parcel requested for rezoning. From <br /> this pump station, all waste water will be pumped to the existing manhole <br /> in Cheshire. Drive. <br /> The extension of these water and sewer lines.will not only serve this develop- <br /> ment, but will also provide service to portions, of abutting property on the <br /> north, west, and south sides of this development. <br /> ZONING 111 <br /> The site.is. now zoned R-1 (Rural Residential District). The purpose <br /> of this zone is to provide locations for rural, very low density residential <br /> development in areas where long-term solutions to water supply and sewage <br /> disposal is provided by individual wells and septic systems.. Under current <br /> zoning, a minimal amount of planning is necessary to subdivide the property • <br /> into one-acre tracts., place individual wells and septic systems on the lot, <br /> and provide above-ground telephone and electric service to the lots. <br /> The proposed R-3 (Low and Medium Intensity Residential District) will pro- <br /> vide a logical, cohesive expansion of the existing subdivision. . Public <br /> water and sewer lines will be extended, public streets will be constructed, <br /> open space centrally located to the subdivision will be provided, existing <br /> streams and floodplains will be buffered, landscape easements are provided <br /> along existing roadways, and all other public utilities will be underground. <br /> Surrounding residential zoning within a quarter-mile radius' ranges from a <br /> density of R-5 (High Intensity Residential District) to R-1 (Rural Residential <br /> District). <br /> RECREATION SPACE <br /> • <br /> Passive recreation space is provided for the neighborhood on approximately <br /> 3 acres of land centrally located within the site.
