171 <br /> The proposed admendment will carry out the intent and purpose of the adopted <br /> 410 <br /> Land Use Plan. <br /> LOCATION <br /> • <br /> The area in which the- property is located is currently designated as Ten Year <br /> Transition in the adopted Orange County Land Use Plan. Designated Transition <br /> Areas are parcels oflaruithat can reasonably be expected to be annexed by a <br /> municipality in futUre years. The Ten Year Transition plan category is associa- <br /> ted with the full range of residential densities permitted in the Ordnge County <br /> Zoning Ordinance. The continuation of R-3 zoning to permit expansion of Cornwallis <br /> Hill Subdivision conforms to the Land Use Plan. <br /> ACCESS <br /> Vehicular access to the subdivision will be from a collector street (Old NC 85), as <br /> well as a minor street (Oakdale Drive), as designated by the Land Use Plan. All <br /> proposed subdivision streets will be built to public-standards. Street stubs <br /> to.adjoining properties are provided for future development. ' Proposed public <br /> street right-of-way dedications are wide enough to accommodate future pavement <br /> widening. The applicant believes that the new street patterns will provide <br /> safe and convenient access to and from the development. <br /> UTILITIES <br /> Water and sewer lines are in place at Phase One of Cornwallis Hills and within <br /> Oakdale Drive. As a part of the land development approval process, detailed 411 <br /> drawings will be submitted to the Town of Hillsborough for approval of public <br /> water and sewer line. extensions.. <br /> PROPOSED USE <br /> The proposed rezoning for medium density, single-family homes served by municipal water <br /> and sewer facilities, will provide future- community housing needs conveniently <br /> located to major transportation corridors and employment centers. This residential <br /> use will be compatible with adjoining residential and rural land uses. A <br /> cohesive continuation of Cornwallis Hills Subdivision is permitted within the <br /> Land Use Plan. <br /> -2- <br /> . 411 <br /> • <br /> • • <br /> • -_ <br />
