170• <br /> • <br /> • <br /> • PROJECT OVERVIEW • <br /> trnwallis- Hills is a single-family subdivision located off Old NC 86, south of <br /> Oakdale Drive between Interstate 85 and proposed Interstate 40. The existing <br /> subdivision encompasses approximately 17.20 acres of land containing 36 lots. <br /> Initial development of Phase One was started in 1982. Construction of homes on <br /> all the lots is nearing completion. <br /> The inception of Cornwallis Hills was begun by Mel Rashkis & Associates of Chapel <br /> Hill in 1981. Out of a 116.50 acre tract of land, 17.2 acres were developed under <br /> the Orange County Subdivision Ordinance. The ordinance,at that time,permitted <br /> minimum lot sizes of 15,000 square feet if municipal water and sewer was utilized. <br /> The Town of Hillsborough permitted extension-of these services to Cornwallis Hills <br /> Subdivision. When Orange County adopted a land use plan and zoning ordinance <br /> in late 1981, the development underway was designated R-3,. (Low and Medium <br /> Intensity Residential District Zoning). The remaining 99.3 acres of land was <br /> zoned R-1, Rural. Residential District. During this initial stage of development, ' <br /> it was anticipated that subsequent rezoning requests would be forthcoming on the <br /> remaining 99.30 acres of land as market conditions dictated. <br /> The applicant is requesting rezoning of a 51.63 acre portion of the remaining <br /> 99.30 acre tract of land owned by Old 86 Limited Partnership as well as an addi- <br /> tional 15.08 acres of abutting property owned by Oakdale Associates. Existing <br /> zoning for both parcels is R-1, Rural Residential District. The requested zone <br /> is R-3, Low and Medium Intensity Residential District. This additional acreage <br /> will be used for medium density single-family housing similar in size and cost <br /> iloto the homes constructed in Phase One of Cornwallis Hills. <br /> As a part of this rezoning request, the applicant is submitting a preliminary <br /> subdivision plan. It is felt that a graphic depiction of the proposed Cornwallis <br /> Hills Subdivision expansion helps the governmental and elected.officials visualize <br /> the rezoning request proposal, as well as, presents a definitive development scheme <br /> by the applicant. <br /> • <br /> • <br /> • <br /> • <br /> 01111MOM1110.■ <br />
