If this 12.40 <br /> acre tract is developed at an R-4 density an additional 274 <br /> trips per day would be added to the streets in Northern <br /> Fairview. <br /> If Highland Woods is completely developed , approximately 415 <br /> trips per day would be using Harper Street from this <br /> subdivision . <br /> If the remainder of Mr . Scholars ' property does not get <br /> developed this would put approximately 698 trips per day on the <br /> streets in Northern Fairview. If the remainder is developed at <br /> an R-4 density, this would provide approximately 1005 trips per <br /> day concentrated on North Dixie and Harper Street unless <br /> another entrance is considered . <br /> RECOMMENDATION : The Planning Staff recommends approval of the request . 111 <br /> 411 <br />
