The purpose of the request is <br /> to permit higher density residential development than is <br /> presently allowed . <br /> The property in question is lot 28 of Orange County Tax Map 3 <br /> Hillsborough Township . The present zoning classification is <br /> R-1 Residential, while the requested designation is R-3 . <br /> The property is located within an area designated as 10 year. <br /> Transition . <br /> IMPACT: Approval of the request would allow a density of 10 ,000 sq . ft . <br /> per dwelling unit instead of the 40,000 sq . ft . that is <br /> presently allowed . <br /> RECOMMENDATION: The Planning Staff recommends approval of the request . <br />
