084 <br /> LEASE <br /> • <br /> 1. PARTIES. This lease, dated August 20 , 1985 between Central <br /> Telephone Company, a Delaware corporation (Lessor) , and County of <br /> . Orange, North Carolina (Lessee). <br /> 2. PREMISES. Lessor hereby leases to Lessee and Lessee hereby from <br /> Lessor for the term, at the rental , and upon all the convenant.s <br /> and conditions set -forth herein, the Premises, outlined in red on <br /> Exhibit A, attached hereto, and by this reference incorporated <br /> • herein, located at 132 E. King Street, Hillsborough, North Carolina , <br /> • consisting of approximately 420 square feet of office space. <br /> 3. TERM. <br /> 3. 1 The term of this Lease shall be for twelve months, commencing <br /> on September n -, 1985, and ending on August 31- , 1986, <br /> unless sooner terminated pursuant to any provision hereof. <br /> 3.•2 Notwithstanding the above commencement date, if Lessor for any <br /> reason whatsoever, cannot deliver possession of the Premises to <br /> Lessee on said date, Lessor shall not be subject to any liability <br /> thereof, nor shall such failure affect the validity of the Lease or <br /> the obligations of Lessee hereunder; but in that event Lessee shall <br /> not be obligated to pay rent until the time when Lessor can deliver <br /> possession. In case of any such delay, the termination date of <br /> this Lease shall be extended for an equal period. <br /> 4. RENT. . <br /> 4. 1 Lessee shad pay to Lessor as base rent for the Premises equal <br /> monthly payments of Two-Hundred Dollars ($200.00) in advance on the <br /> first day of each month for the term hereof. Lessee shall nay <br /> Lessor upon the execution hereof ($200.00) as rent for the month of <br /> September , 1985. <br /> 4.2 Rent for any period during the term hereof, which is for less <br /> than one month, shall be a prorate portion of the monthly install - <br /> ment. Rent shall be payable in lawful money of the United States <br /> to Lessor at the address stated herein or to such other places as <br /> Lessor may designate in writing. -. <br /> 5. USE. - <br /> 5.1 The leased Premises may be used and occupied only for Municipal <br /> Office Space. <br /> 5.2 At -Lessee' s expense, Lessee shall comply promptly with all <br /> applicable statutes , ordinances , rules, regulations , orders and <br /> requirements regulating the use of the Premises. Lessee shall not <br /> use or permit the use of the Premises in any manner that would <br /> tend to create waste or a nuisance or would tend to unreasonably <br /> disturb any other tenants in the building containing the leased <br /> Premises.. <br />
