7. Maintenance. From and after the time Lessee <br /> takes possession of the premises it shall be the <br /> responsibility of Lessee to maintain the premises, both <br /> inside and outside in neat, clean and orderly condition at <br /> all times. <br /> 8. Utilities, Taxes and Other Charges. During <br /> the term of this lease Lessee shall pay for all utilities and <br /> services provided by any and all public and private utility <br /> providers, including, but not limited to electrical, <br /> telephone, water, and sewage, as such become due and payable. <br /> Lessor agrees to pay all taxes and assessments during the <br /> term of this lease, including but not limited to municipal, <br /> county and state taxes assessed against said premises which <br /> are incident to the ownership of said premises . Lessee <br /> agrees to pay any and all license fees, occupation taxes and <br /> privilege taxes resulting from its occupation and use of the <br /> premises as such become due. <br /> 9. Improvements. Lessee shall have the right to <br /> 7 <br /> Ti make any and all improvements, temporary or permanent, to the <br /> 8 premises as deemed necessary and desirable by Lessee for its <br /> use of the premises. All such improvements shall be made at <br /> the expense of Lessee. Any such improvements which are made <br /> to the premises which cannot be removed without damage to the <br /> premises shall become a part of the premises and upon the <br /> termination of this lease shall be the property of the owner <br /> ! of the premises.
