Wedgewood Section 2 - Preliminary <br /> Presentation by Kirk. <br /> The property in question is located in Cheeks Township off <br /> West Lebanon Road (SR 1306) with one lot fronting on Frazier <br /> Road (SR 1310) . It is known as part of Lot 7D, Tax Map 12. <br /> There are 4 lots proposed out of approximately 10.19 acres. <br /> The lot sizes are 2.35 acres, 3.22 acres, 1.95 acres and <br /> 2.67 acres. The property is zoned R-1 and subject to PW-II <br /> oerlay zoning district standards and is designated Rural- <br /> Residential and Upper Eno Waster Supply Watershed in the <br /> Land Use Plan. It is located in the Efland Rural Fire <br /> District. <br /> The addition of 4 lots could add approximately 27 trips per <br /> day to the roads in this area. There is no traffic count <br /> data available on Frazier Road. A 1981 traffic count <br /> indicates 500 trips per day on West Lebanon Road. This <br /> subdivision would have minimal impact on the area. <br /> The Planning Staff recommends approval with a 30 foot wide <br /> drainage easement along the creek through Lots 3, 4, and 5. <br /> Walters expressed concern with traffic safety on Lebanon <br /> Road at Blue Jasper Lane. He would rather see a redesign <br /> with entranceway on Frazier Road. <br /> Shanklin also expressed concern with hazardous intersection <br /> and insufficient site distance. <br /> Collins asked Walters to explain why he preferred an <br /> entrancceway onto Frazier Road. Walters responded that <br /> the location of Blue Jasper Lane was too close to the <br /> interssection. <br /> Pearson felt that this would create more traffic problems. <br /> Shanklin felt that the stop sign on Frazier Road would help <br /> the traffic problem. He noted you could not see Blue Jasper <br /> Lane until you were too close to it. <br /> Shanklin inquired about lot numbers. <br /> Yuhasz responded that there had been some combination of <br /> lots due to lack of perk sites. <br />
