The property <br /> is referenced as part of lot 4A of Tax Map 29. It is bordered <br /> by White Cross Mobile Home Park, residential and commercial <br /> development and undeveloped land. The tract is designated as <br /> Rural Buffer and Protected Water Supply Watershed on the Land <br /> Use Plan. <br /> There are three (3) lots proposed out of 4.15 acres. The lot <br /> sizes are 2.12 acres, 1.08 acres and .95 acre. The property is <br /> zoned Residential-I (R-1) with an overlay district designation <br /> Protected Watershed-II (PW-II) . This property is within the <br /> University Lake Watershed. <br /> Access to the site is provided via a Class "B" road which leads <br /> to NC Highway 54, a road designated as an arterial street in <br /> the Land Use Plan. The applicant is required to upgrade the <br /> existing private drive (Elva Lane) from a Class "B" to a Class <br /> "A" road. Also, a Class "C" road will be constructed to <br /> provide access to Lot 4C of this subdivision. <br /> The property is located in the White Cross Volunteer Fire <br /> District. Law enforcement is provided by the Orange County <br /> Sheriff's Department. It will be patrolled on a 24 hour basis. <br />
