01E
ORANGE COUNTY
BOARD OF COMMISSIONERS .
ACTION AGENDA ITEM ABSTRACT
Meeting Date July 1, 1935
Action Agenda
Item #F73
SUBJECT: JAMES HILL REALTY - PRELIMINARY
DEPARTMENT: PLANNING PUBLIC HEARING Yes _X_ No
Attachment(s) Information Contact: EDDIE KIRK
CHECKLIST
VICINITY MAP
PRELIMINARY PLAN
DRAFT 6/17/85 PLANNING BOARD MINUTES
Telephone Numbers
Hillsborough - 732-8181
Durham - 688-7331
Mebane - 227-2031
Chapel Hill - 968-4501
PURPOSE: To consider approval of the Preliminary Plan for James Hill
Realty.
To receive the Planning Board recommendation of June 17, 1985.
NEED: The property in question is located in Cheeks Township along
Mill Creek Road (SR 1343) . It is known as Lot 11, Tax Map 6.
There are 6 lots proposed out of approximately 31.30 acres.
The smallest lot proposed is 2.75 acres while the largest lot
is 8.99 acres. The property is zoned A-R and is designated
Agricultural-Residential in the Land Use Plan. It is located
in the Efland Rural Fire District.
IMPACT: The addition of 6 lots could add approximately 40 trips per day
to Mill Creek Road. A 1981 traffic count on Mill Creek Road
indicated 1050 trips per day at the intersection with West
Lebanon Road. The addition of these lots would have a minimal
impact on this area.
RECOMMENDATION: The Planning Board recommends approval.
